About Our Houses

All our homes are architectural houses operated by Samos Untold SA, located in the mountain village of Spatharei on southern Samos. Each house is designed for slow living, privacy and a close connection to the surrounding landscape.

The houses are not part of a resort, but exist within a living Greek village where everyday life continues year-round.

Pricing & Introductory Offer

As this is our first season, all current rates include an introductory offer.

This allows guests to experience the houses at a reduced rate while we establish the project. Pricing may be adjusted in future seasons.

Booking & Stay

  • Minimum stay: 2 nights

  • Check-in: from 15:00

  • Check-out: before 11:00

  • Flexible arrival may be possible on request

Access & Arrival

The houses are located within a traditional village setting:

  • Access is via narrow lanes and pedestrian paths

  • The final part of arrival is on foot

  • Parking is available a short walking distance from the houses

A rental car is strongly recommended to explore the island and reach beaches, shops and other villages.

A member of our team will always be on-site to welcome you and assist with access upon arrival.
All houses are also equipped with a digital code lock, allowing flexible and secure entry during your stay.

Guest Experience & Support

We provide guidance prior to arrival to help plan your stay, including travel, car rental and local recommendations.

A local on-island host team is available during your stay if needed.
We respect your privacy, and interaction is entirely based on your preferences.

Emergency support is available if required.

Important to Know

  • The houses are arranged across multiple levels with interior and exterior staircases

  • Natural materials such as stone and microcement may become slippery when wet

  • The setting is rural — occasional wildlife typical for Mediterranean environments may be present

  • Doors and windows should be kept closed at night

House Rules

  • No parties, events or commercial activities

  • Only registered guests are allowed on the property

  • Quiet hours: 00:00 – 07:00

  • No smoking indoors

  • No pets

  • Children must be supervised at all times

  • No diving in the pool

  • Indoor furniture may not be moved outdoors

  • Please follow check-out instructions

Safety

  • Pools and water features are unfenced — supervision is required

  • Some terraces and outdoor areas include elevated edges without railings

  • Smoke detectors and carbon monoxide detectors are installed

  • The properties are equipped with illuminated emergency exits and an on-site defibrillator

The Setting

Spatharei is a traditional mountain village shaped by nature, elevation and local rhythms.

Guests can expect:

  • a quiet and authentic environment

  • village life, neighbours and local traditions

  • walking paths and hiking trails starting nearby

Beaches, wineries and other parts of the island are typically reached within approximately 30 minutes by car.

Liability & Responsibility

The houses are operated by Samos Untold SA and are designed as open, architectural spaces integrated with the natural landscape and traditional village structure.

By confirming a stay, guests acknowledge that the property includes features such as multiple levels, stairs, elevated terraces and unfenced water areas. Guests are responsible for their own safety and for all members of their party at all times.

Use of the house, including pool, spa and outdoor areas, is at the guest’s own risk.

Samos Untold SA is not liable for accidents, injuries or loss of personal belongings during the stay. We are also not responsible for temporary interruptions to utilities such as electricity, water or internet caused by external conditions beyond our control.

Guests are expected to respect the property, the surrounding environment and to comply with all local laws and regulations.
